This project includes, but is not necessarily limited to: Base Bid – Renovation of Five Rooms Approximately 1600 sq. ft. located in the lower level of the Valdez Civic Center, including Green Room, Men’s and Women’s Dressing Rooms, Men’s and Women’s Toilet/Shower Rooms. All work included in construction documents not noted as an Alternate are to be completed as Base Bid. A. Remove and replace finishes-flooring, ceiling (partial), casework, toilet partitions B. Remove and replace casework, sinks, faucets. C. Install new lighting throughout, patch and paint ceilings as necessary. D. Remove and replace mirrors and trims; add window treatment where shown. E. Relocate/add data outlets. F. Paint walls, doors, frames G. Upgrade ventilation to Green Room and Dressing Rooms. H. Install new tack board and prepare for OFCI large screen monitor. I. Reroute Fire alarm circuits above ceiling. Alternate 1 - Toilet Fixtures, Wall, Finish Replacement a. Demo plumbing walls, fixtures, partitions, accessories in Toilet/Shower Rooms b. Rebuild plumbing walls, install new supply/waste lines, fixtures, supports and finishes, toilet partitions c. Re-skin Toilet/Shower Rm walls, install new GWB and wall protection. Alternate 2 - Lighting a. Prepare for and install upgraded light fixtures as indicated in Electrical b. Provide and install acoustic ceiling tiles c. Standoff mirrors to align with face of new light fixtures Alternate 3 - Data a. Contractor to verify all dimensions that affect the work including but not limited to fenestration rough openings and existing window sizes. Contractor to adjust all new window sizes to accommodate field conditions and a minimum ½” sealant joints at perimeter of all new windows prior to submitting shop drawings or ordering any products. Construction of the Schedule A Work includes a main access area with parking and drop-off zone to Meals Hill Park, entry plaza, approximately 0.9 mile long multi-use pedestrian trail, scenic overlooks, vault toilet, and a picnic shelter. Work includes earthwork, gravel surfacing, cast-in-place concrete, curb & gutter, asphalt pavement, pedestrian fencing, interpretive and wayfinding posts as well as installation of owner provide materials including steel picnic shelter, vault restroom, benches, trash cans, gates, kiosks, topsoil & seeding, and wayfinding sign panels. Construction of the Schedule B Work includes the design and construction of four walking trails (Valdez Vista Overlook Spur, Valdez Vista Trail, Valdez Vista Spur, and Bog View Trail) and two mountain bike trails (Forest Flow and Alder Flow). Included for each trail segment is a Design Memo, Design Standard, Trail Management Objectives that provide detailed trail specifications, and GPS data of the general layout in a kmz file format.
