Architect/Landscape Architect Pre-Qualified Consultant List
Kent State University Office of the University Architect (KSU) intends to pre-qualify firms to provide architectural and landscape architectural services for projects that are not advertised through the Ohio Register, or other media. This pre-qualification process will determine the list of firms that will be eligible for award of contracts for the period covering July 1, 2025 – June 30, 2027.
Services will be in support of KSU design of projects, as well as support Local Administration of projects. Consultants are utilized for small projects, studies or criteria architects for design build or specialized tasks in which the A/E selection process would be unnecessarily cumbersome.
Upon completion of the selection process, where appropriate, KSU will seek Controlling Board approval for total contract awards to each pre-qualified firm up to the amount of $250,000 for a two-year period. Each individual assignment may range in the amount of $25,000 - $75,000 per project; however, there are exceptions where fees for an individual assignment exceed $75,000.
The number of pre-qualified architectural consultants and landscape architectural consultants selected through this process is within the discretion of KSU. While the pre-qualified status means that a firm is eligible for award of contracts, there is no guarantee that a firm will be awarded any work or representation of the amount of work a firm may receive within the two-year period.

Renovations for Nursing- Phase 2 Simulation Labs
Project Description:
Built in 1978, Henderson Hall is home to Kent State University’s College of Nursing program. The existing 3 story 51,000 sf facility is comprised of classrooms, teaching labs, simulation labs, a tiered lecture hall and faculty and administrative office spaces. In recent years, the College has undertaken a facility masterplan in conjunction with the Office of the University Architect to analyze the utilization of academic spaces, including simulation labs, facility limitation impacts on future enrollment, and building support systems. The resulting masterplan is comprised of multiple phases allowing for the continued occupancy of the building and flexible solutions while supporting this signature academic program.
Phase 1 was completed in 2024 and included a renovation to first floor underutilized classroom space to accommodate a new, more prominent Academic Advising Suite supporting students, faculty, and staff. This renovation was an enabling project, freeing up space on the second floor to accommodate Phase 2 of the Masterplan.
The current Phase 2 project seeks to renovate 7,500 SF on the 2nd floor of Henderson Hall, providing 8-10 state-of-the-art, individual simulation laboratory spaces for graduate and undergraduate nursing students, dedicated debriefing space, flexible lab space and storage. The construction will need to be phased to allow the current simulation labs to remain usable until the new Simulation Labs are complete. Upon completion, the existing sim lab spaces will be renovated to build out the remainder of the program requirements.
Simulation labs are essential to support KSU’s competency-based curriculum and to meet the pedagogical demands of the college and nursing field. This project is a university academic priority with potential for enrollment growth and corporate partnerships within Northeast Ohio’s world-renowned healthcare industry.

Interested parties may attend a pre-proposal meeting on Thursday, May 8, 2025 at 10:00 am in Room 102 Harbourt Hall followed by a tour of the existing space. This will be the only opportunity to view the existing space.

Elevator Modernizations for Accessibility
Most of the university’s buildings were constructed prior to the passage of the Americans with Disabilities Act and therefore, require modifications to address the requirements associated with this program. Many of the Kent campus academic buildings built in the 1960’s and 70’s do not have fully compliant elevators, stairs, ramps, toilet facilities and lecture halls. Modifications are required to elevators to comply with code, life safety and local fire jurisdictions. A comprehensive Kent Campus Elevator Modernization Study was conducted by Lerch Bates in 2022 prioritizing and assessing existing equipment conditions. The Office of the University Architect along with University Facilities Management and Student Accessibility Services will work with the AE team to determine the priority locations across campus. In addition to the existing elevators listed in the Lerch Bates report, a new elevator location will be considered for Bowman that connects all floor levels.
Many campus buildings still have elevators original to their construction that are beyond the useful service life creating service failures that impact numerous students, faculty, and staff, many of which may have disabilities or mobility needs. Further, building code, life safety compliance considerations, and local jurisdiction requirements are not met in several instances as well as difficulty in obtaining parts for antiquated systems.
As critical needs emerge, projects will address replacement of elevators with energy efficient systems to prolong life cycles and reduce costs of operation. This project is part of a multiple phase project.

Library Tower Renovations and Elevator Modernization
The Main University Library located on the Kent Campus was built in the 1960s and designed to house the campus system’s collection, offices, and archives. The vision of the University Libraries has changed with a major paradigm shift modeling the new digital landscape and a new space Masterplan was undertaken in 2010. The masterplan has been updated subsequently as strategic projects have been undertaken in the past decade that enhance the building experience for students, faculty, and visitors. An elevator study was performed in 2020 detailing existing elevator modernization and study for a new high-speed elevator.
The future of higher education libraries across the nation have undertaken a similar vision. The University Library is part of the foundation in the strategic vision of the institution as we move with the students of the 21st century. Additionally, the elevators are original to the building and have been recently added to the critical operations list. Better vertical circulation to the tower spaces enables the overall vision of the Library Masterplan enhancing and rethinking space usage within the tower floors.
The building has undergone several investments in energy conservation projects, a partial building re-roof, infrastructure upgrades, as well as major restroom renovations over the last decade from local and alternative funding sources. Additionally, enabling projects have been implemented over the past decade that follows the strategic vision of the Library Masterplan including a recent project consisting of collection consolidation and dedicated high density storage buildout within the basement freeing up footprint in the library tower for other programming.
This project will start by improving the safety of the northwest stair that opens onto Risman Plaza. Its guardrails do not meet current building codes, and it is currently only used for emergency egress. Improvements will happen in this stairwell ahead of modernization work to the elevator tower to maintain central vertical access through the library while the modernization effort takes place. Elevator modernization must be executed in phases with a split shaft to allow a car to remain in operation while the others are modernized. Additional design enhancements will be implemented at the elevator lobbies to reinforce the modernization efforts.
